    Violet Wilson is the "V" in V & R Management. Violet is Oregon licensed and works as a property manager.  Violet holds a Bachelor of Arts in Science from San Jose State University and a Masters of Science in Education from Western Oregon University. She was a high school teacher for over 36 years in California and Oregon schools.  V & R Management, LLC has operated since 1990, specializing in single family home rentals but they have managed all types of properties.  

    Recently elected at the Oregon Rental Housing President, Violet is a past vice president of Oregon Rental Housing Association, former chair of the ORHA Education Committee, and serves on the ORHA Legislative Action Committee.  Since 2008, she has taught property management classes for local and the state housing provider associations.  In addition, she has volunteered to teach classes to help tenants become better residents.

    Course Description:

    Conflict can be challenging, especially when you are unsure how to respond in the moment. Many people make mistakes not because they do not care, but because they do not know the proper steps to take.Even good intentions can sometimes make a difficult situation worse if the response is not appropriate for the circumstances.

    This seminar will review real-life situations landlords have encountered and discuss practical options for handling them. Participants will learn how to evaluate difficult situations, understand different response options, and make better-informed decisions when conflict arises.

    The class is designed to help landlords and property managers respond more confidently, professionally, and effectively when dealing with challenging tenant situations.


    Learning Objectives:

    By the end of this course participants will be able to:

    • Identify common conflict situations landlords may experience.
    • Understand why certain responses can make a situation better or worse.
    • Review real-life landlord scenarios and discuss possible solutions.

    Course Description:

    Odds & Ends of Property Management


    Course Description:

    Property management often comes with unexpected situations, unique questions, and challenging circumstances that do not always fit neatly into one category. This class will address many of the common “odds and ends” questions that come through the Helpline and provide practical guidance for handling them properly.

    Topics will include temporary residents, guests, squatters, occupancy standards, tenants who are minors, deceased tenants, adding or removing tenants from a rental agreement, and abandoned property, including vehicles. Understanding how to respond to these situations can help landlords and property managers stay within the boundaries of the law, avoid costly mistakes, and manage transitions more smoothly and confidently.

    Learning Objectives:

    • By the end of this class, students will be able to:

      • Understand how to properly handle temporary residents and guest-related concerns.
      • Identify issues involving squatters and how they may affect rental property management.
      • Review occupancy standards and how they apply to rental housing.
      • Understand considerations when renting to or dealing with tenants who are minors.
      • Learn what steps may be needed when a tenant passes away.
      • Understand the process and importance of properly adding or removing tenants from a rental agreement.
      • Review how to handle abandoned property, including vehicles.
      • Gain practical information to help stay compliant with Oregon landlord-tenant laws.
      • Learn how to reduce confusion and ease transitions during unusual or difficult tenancy situations.
