Instructor: Violet Wilson

Violet Wilson is the "V" in V & R Management. Violet is Oregon licensed and works as a property manager. Violet holds a Bachelor of Arts in Science from San Jose State University and a Masters of Science in Education from Western Oregon University. She was a high school teacher for over 36 years in California and Oregon schools. V & R Management, LLC has operated since 1990, specializing in single family home rentals but they have managed all types of properties.

Recently elected at the Oregon Rental Housing President, Violet is a past vice president of Oregon Rental Housing Association, former chair of the ORHA Education Committee, and serves on the ORHA Legislative Action Committee. Since 2008, she has taught property management classes for local and the state housing provider associations. In addition, she has volunteered to teach classes to help tenants become better residents.

DEALING WITH DIFFICULT TENANTS

This class is designed for Oregon landlords, property managers, and rental housing providers who want to better understand how to handle difficult tenant situations in a professional, calm, and legally compliant manner.

Every housing provider will eventually encounter challenging tenant behavior. Some tenants may become angry, yell, make accusations, threaten to sue, refuse to follow rules, or attempt to intimidate the landlord. Others may cry, plead, make repeated excuses, or ask for “one more chance” even when the pattern of behavior shows that the situation is unlikely to improve.

In Oregon, how a landlord responds matters. A poorly handled conversation, emotional reaction, improper notice, or inconsistent enforcement of rental rules can create serious problems and may affect the landlord’s ability to move forward legally. Oregon landlord-tenant law is governed primarily by ORS Chapter 90, which covers many rights and responsibilities for residential landlords and tenants. Oregon law also restricts retaliatory conduct by landlords, so it is important that housing providers understand how to document issues, communicate properly, and take action for lawful reasons.

This class will focus on practical tools and legal boundaries for dealing with difficult tenants while maintaining professionalism and protecting the rental property. Participants will learn how to recognize emotional situations before they escalate, respond to threats or aggressive behavior, set clear boundaries, and avoid common mistakes that can make a difficult situation worse.

- Learning how to set firm but respectful boundaries with tenants.
- Reviewing ways to defuse tense situations before they escalate.
- Understanding the risks of retaliation, emotional decision-making, or improper communication.
- Knowing when to use written notices, seek legal advice, or take additional action.
- Developing coping mechanisms for landlords and managers dealing with stressful tenant interactions.
This class will help Oregon housing providers feel more prepared, confident, and professional when handling difficult tenant situations while staying within the boundaries of Oregon landlord-tenant law.

Cancellations/Changes and Refunds: Registration fees are non-refundable for non-attendance, late arrivals, and early departures.
